I was forced by the courts to use Rhonda for a title severance on my home as the mediator. Rhonda had never done a title severance so we basically had to pay for her to fumble her way through the process. My ex continually made up lies and used her as his therapist & because I chose not to defend myself against his lies she took that as he was telling the truth. However at her hourly charge of $300 per hour I just wasn't going to waste money defending myself to her because I didn't think it was worth the money nor did I care what she thought. Because of that she made false statements to the title company about me stating she thought I took out the 2nd mortgage on our home with out my ex knowing I did so and that was an absolute FALSE statement. Acting as if she was not informed in the very beginning that there was a 2nd mortgage all along. She just was not paying attention probably because she didn't know what she was doing. All the court recorded documents show its existence prior to her being appointed. I mean any real estate attorney should have knowledge that it is not even possible according to MN state laws. LAW- If title is held jointly by 2 individuals not married on a property it takes 1 person to buy, 2 to sell and 2 to refinance. Meaning MN requires my ex sign certain documents at the closing even though the loan was just in my name. It was only in my name because my credit score was better and because I made enough money to qualify for everything by myself. When the 2nd mortgage was originated my ex was required to sign the mortgage (Per MN Law) acknowledging the home was used as collateral to obtain the loan, the 3 day right of rescission & the TIL, I signed the note since that was the promise to repay at agreed upon terms. She should have known better and kept her personal opinions to her self especially knowing I work in the industry and the person she bad mouthed me to was someone I have known for 20 years. Very unprofessional. Not only were her claims false but in my opinion shows her gross ignorance for the laws & incompetence to handle our case due to her lack of knowledge. Also because Rhonda was signing the Purchase Agreement as the seller- the sellers disclosures were not required as she never occupied the property therefore could not speak on home material facts plus the buyer was provided a home inspection that was done on the property. Because of her lack of knowledge on what was required I ended up having to pay thousands more all because she was requesting items NOT required. Rhonda as well as her whole staff was unbelievably rude and they made an unpleasant situation 150 times worse than it needed to be. I would not recommend her nor would I recommend Hiller Auction. Hiller Auction & Rhonda were paid astronomical amounts of money but both provided sub par services and for that I would never recommend either of them. Between Rhonda's fees and Hiller it cost over $30,000. It was an absolute joke. In the end my ex ended up suing myself, the buyer, the buyers realtor and Rhonda & he lost to us all. Although if my ex knew what he was doing he definitely could have had a win-able case against Rhonda because the errors were endless. Rebuttal to your reply- I am very aware of the complexity however your scope of involvement was only from February of 2018 & the home closed on 5/9/2018. So it is not an accurate timeline for your involvement. Not to mention regardless on the complexity of the file this was not an area in which you had any prior experience therefore you should not have overcharged to fumble your way through it. It was highly unprofessional for you to make the false statements you made to the title company. It was beyond crazy that you entertained and charged when he should have been held to the same standards regardless if he was represented or not. Come on he filed a motion to remove the HRO on the severance matter & just that day alone costs me thousands of dollars. Your lack of experience ended up as a charge to me. No accountability and so unprofessional.
