Here is David Soble in a nutshell for those seeking, a truly qualified litigator he's not your guy. He talks a good game, and likes to brag about writing several books, but in the end he's a paper pusher! He's not technical at all, and doesn't understand, PSA violations Robo Signing all during the Great Recession of 2008-2013. Nor does he understand MCL 600.5855, as well as 11 U.S.C. SS 524, FDCPA, and MCL 600.3240. I explained right up front to Cecelia & Tom, about my case, and they understood the position I was in, and Tom even told me, I was way over his head on our conversation, and I'm not even an attorney, then David stepped in like a closer, and really didn't do anything except review docs that I uploaded. I thought they would've been fighters. Beware! * Background: He worked as in-house counsel for banks before starting his "Proven Resource" law practice. * Approach: He sells himself as a "real estate problem-solver," but often leans toward advisory/document review rather than litigation. * Reputation: Known for taking flat fees for reviews ($500-$1,500), producing "opinions" or letters, but not actually fighting cases in court. * Problem in Your Case: He told you bankruptcy was your only angle and dismissed PSA fraud/robo-signing. That's the "bank-side" lens he never lost. In other words -- Soble is more of a consultant than a courtroom fighter. That's why you felt he was "full of himself": he's used to telling clients what they can't do, not digging in to find how to fight. David, your reply only proves why I was disappointed in your services. You were engaged for a simple document review, yet you dismissed my case as "sentimentality," "a hunch," or a "20-minute Google search." That is false and insulting. I clearly told your team the sheriff's sale date and redemption deadline, yet you later claimed you "thought" I was within the six-month redemption period. Don't skirt the truth -- I was upfront from the start. This is not sentimentality. My case involves PSA violations, robo-signed assignments, and statutory protections under Michigan and federal law -- the very abuses Congress investigated during the 2010 hearings on foreclosure fraud. Instead of addressing those issues, you narrowed everything to bankruptcy alone, reflecting your background as bank counsel rather than as an advocate for homeowners. The reality is simple: you did not have the expertise I needed, and you cannot admit it. You took my money and gave me a paper-pushing opinion when what I needed was a fighter
