Art Fuenzalida is one of the most knowledgeable Title Officer in all of San Mateo County. Anne Kaz is smart, efficient and super personal. Everyone in this office is Hyper-Competent. These are my go to people whenever I have a challenging title issue. I would ALWAYS use them if the choice was available. Home Buyers be AWARE: YOU pay for Title and Escrow in San Mateo County. YOU can move Title if you desire to do so. I would do this rather than use the Title company selected by the Listing Agent. I would use this branch of Lawyers Title.

I had the very unpleasant experience of having to communicate with this title company. They needed to pick up a quit claim from me and so I agreed for them come by my place of employment to retrieve it, which happens to be a middle school. Art, the escrow officer, sent someone. I specifically asked him to have his "associate" text me when he arrived and I would meet him in the parking lot, which happens to be right outside the school's front doors and the school's central office. He did, and I met him. I handed him the quit claim and he handed me a receipt. I left to go to my car that was parked around the corner. When I returned, I saw this fool leaping from the front steps (four or five deep) of the school with his phone in one hand and the quit claim in the other with his arms and legs spread eagle as he was fllying through the air (as if it were a trophy). How many times he did this to get the perfect shot I am not sure because I was gone for about 3-5 minutes; I assume he probably took several takes. It was totally uncalled for, unprofessional and deeply insulting. Not to mention that middle schools (and all schools) are on high alert for any suspicious behavior and his behavior totally fit the bill. If anyone had seen, teacher or personnel, they would have been required, if not terrified into calling the police: "Possible shooter may be video taping/selfie-ing himself before entering school and shooting everyone in sight." Additionally, it would have triggered a lock-down, terrifying 400+ students and staff. Idiotic.
