If there were an option to give zero stars, I would. This company is extremely unprofessional. They waste your time with the rental process and rely entirely on an outdated AI system that often provides inaccurate results. Despite my landlord providing and confirming a clear rental history, their system rejected it, and they refused to accept it manually. It's very frustrating to deal with a service that blindly trusts flawed technology instead of real documentation. Don't waste your time with them.

My wife and I just withdrew our application to rent a property being managed by Aapex Management. While the staff (esp. Raquel) was extremely responsive and quick to review our application and provide answers to our questions, and while we loved the property, and our application was approved, it was ultimately the leasing agreement (and management resistance to making concessions) that caused us to withdraw our application. The main thing that gave us pause was that, at least for this property, Aapex was exempt from rent increase controls. This means there is no limit to how much or how frequently they can raise the rent. Along with that, the lease lays out that for the renter to terminate the lease early, the renter will have to pay the equivalent of 4 months rent, plus another $300+ for various fees (re-keying, paperwork processing, etc.). Ultimately, this means that if Aapex decided to raise the rent beyond what the renter feels is reasonable, the only recourse for the renter is to pay 4+ months of rent, or continue renting at the increased rate for the rest of the lease. All of our interactions with Raquel and the manager (Deanna) were professional, straightforward, and prompt, but unfortunately they were not willing to make any concessions to make us feel comfortable renting from them. We noticed there weren't many recent reviews on this management company, so we wanted to share our experience and what we liked and didn't like from a renter's perspective.

Aapex has managed my property for over 10 years, and this company is equal by few. Every action that they have handled for me, has surpassed my expectations. Each time that I have dealt with a personnel from this company, they have all been extremely pleasant, and more than willing to solve my problems. I am retired, I travel a lot, I spend three-four months in Hawaii every year, and I never have to worry about my rental property. I give my highest rating to this company and would recommend them to anybody.

Aapex Property Management has been really great for us. From when we first came to view an apartment we were interested to the present, 7 months after we settled in, Aapex has been impressive. They have been professional, courteous and respond quickly to tenant needs and the apartment we live in is priced fair enough. (The housing market is ridiculous in the SF Bay Area and so finding somewhere that is affordable and safe can be trying!) I can say we are really pleased that we live here and are glad that we have a solid management company that responds so well. I recommend!

My experience with Aapex has been flawless. Every time I called their office everyone I have spoken to have been extremely polite and courteous. As an investor I have dealt with many property management companies and Aapex is by far the best. I wish I can use them on my other investment properties that are out of state. If you are an investor or looking to rent a property, you need not look any further because it just doesn't get any better than the people at Aapex!! They are truly the Nordstrom of customer service in the property management business.
