In North Carolina your closing attorney is responsible for telling you about easements when you purchase a property. If they do not they are legally liable to get any title defects corrected or pay you the difference in value because. This closing attorney did not tell me about the easement on my property. When I approached her she lied to me and told it was my responsibility to know about the easements because I did not pay for a survey. Of note, the survey had been done 16 months before I bought the property and in North Carolina this only needs to be performed once every two years. Anyway, she then charged me $500 to "look into the issue". She proceeded to lie to me about the easement and then stopped answering my calls or emails. I brought this to the state bar and she lied to them saying she charged me for a consultation saying I was in her office for an hour and a half (I provided the state bar proof I was there for 11 minutes) and she claimed she told me about the easement in person during the closing. The problem of course was I closed in Texas and never met her in person until the day she charged me $500. I also provided the state bar proof of that lie since I had receipts for the Texas notary and branch bank receipt for the wire transfer proving I was in Texas. Anyway, don't use this office unless you want an incompetent compulsive liar.
